What Are Multi-Family Syndications?
In multi-family syndications, there are typically two key parties involved: the General Partners (GPs) and the Limited Partners (LPs).

General Partners, also known as syndicators or deal sponsors, are responsible for identifying investment opportunities, analyzing potential deals, and securing properties. They oversee the acquisition process, which includes obtaining financing, underwriting the deal, conducting inspections, and performing due diligence. Additionally, GPs develop a strategic business plan to enhance the property's value, market it to accredited investors, and manage the funding process through to closing. They also engage asset and property managers to handle the day-to-day operations of the property.

Limited Partners, on the other hand, contribute capital to the investment. Their involvement is primarily financial, and they receive distribution income from the property once acquired, as well as a return on their investment upon the asset's sale.
